687 chars"The Landlord shall provide Tenant with a written statement . . . setting forth the Operating Expenses actually incurred by the landlord for the applicable monthly period. Such certificate shall include a breakdown by category of the items involved and set forth the amount applicable to each such item together with copies of any invoices or bills requested by the Tenant to document the Operating Expenses for each monthly period. The Tenant agrees to pay the Tenant's Percentage of such Operating Expenses as set forth on the aforesaid certificate and properly documented as aforesaid within thirty (30) days after Tenant's receipt of the aforesaid certificate."
