A. Maintenance charges due in accordance with the Lease

18. HOMEOWNER’S ASSOCIATION. The Tenant agrees to read and abide by the Homeowner’s Association Rules and Regulations. Tenant
agrees to pay, upon demand, any fines levied upon Owner for Tenant’s violation of the association rules and regulations.

19. ASSIGNMENT AND SUBLETTING. No portion of the Premises shall be sublet nor this Lease assigned. Any subletting or assigned by
Tenant without the permission of the Owner shall be a breach of this Lease.

20. INSURANCE.
