(c) Limitation on Total Number of Peaks Island Short Term
Rentals. Beginning in 2026 no more than forty (40) non-owner
occupied Peaks Island short term rentals will be allowed in any
calendar year. There is no limit on the total number of Peaks
Island short term seasonal rental units. There is no limit on the
total number of owner-occupied Peaks Island short term rental
units. Only one short term rental unit is permitted in any single
family home or multi-unit property on Peaks Island, except that no
short term rentals will be allowed in buildings with three or more
dwelling units.

(d) Limitation on Tenant-Occupied Short Term Rentals. For
the calendar year beginning January 1, 2026, no new tenant-occupied
short term rental units will be allowed. Only tenants who have a
validly registered tenant-occupied short term rental unit as of
December 31, 2025 will be allowed to continue to register those
units in 2026 and subsequent years, subject to the provisions of
this Article.
(e) Limitations on number of Short Term Rentals an Individual
or Entity May Register. An individual or entity may only register
up to five (5) short term rental units in the City, in any one (1)
calendar year. For purposes of this section, short term rental
units registered by an entity in which the registrant has an
ownership interest shall be counted towards this limit.
(f) No individual or entity may register a short term rental
in any single family home unless it is owner-occupied; tenant-
occupied with permission of the owner; or located on Peaks Island,
or on an Outer Island.
