341 chars[10] A security deposit is not rent. Huard v. Forest St. Hous. Inc., 366 Mass. 203, 211 (1974). A lessor, however, may deduct from the security deposit "any unpaid rent which has not been validly withheld or deducted pursuant to the provisions of any special or general law." G.L.c. 186, § 15B (4) (i), as appearing in St. 1978, c. 553, § 2.
