413 charsAt oral argument, both parties acknowledged that the tenant sent the landlord a demand letter before filing the complaint. The letter was not made part of the record of the case. Although the landlord claimed here that he returned the balance of the deposit after receiving the letter and before the tenant filed the complaint, the record contains no evidence to support that claim, and the judge found otherwise.
