420 charsIn a writ proceeding challenging the denial of summary adjudication, we review the trial court’s ruling de novo. (Buss v. Superior Court (2001) 16 Cal.4th 35, 60 [65 Cal.Rptr.2d 366, 939 P.2d 766].)
