308.11. For purposes of this section, 'normal wear and tear' means the deterioration that occurs based upon the use of the unit for the purpose for which it was rented and without negligence, carelessness, accident, or abuse of the premises, equipment, or chattels by the tenant or by any member of the tenant's household or guests.
