Holding:
California Supreme Court adopted the implied warranty of habitability for residential leases. Held that breach of the warranty entitles the tenant to defend against an unlawful detainer action for nonpayment of rent. The decision is the foundation of California tenant rights law and is codified in part at Cal. Civ. Code § 1941 (landlord duty to repair) and § 1941.1 (untenantable conditions characteristics).
