G. The landlord is not renewing the lease because the tenant is either
(a) committing or permitting a nuisance on the unit or the premises;

(b) maliciously or grossly negligently causing substantial damage to the unit or the
premises;
(c) interfering with the landlord's, another tenant's, or occupants of the same or an
adjacent building or structure's comfort and safety
(good cause for eviction under paragraph c of subdivision 1 of section 216 of the Real
Property Law);
