That an eviction is not necessarily an actual, forcible taking possession of the demised premises by the landlord but may be established hy showing an intentional or injurious interference by the landlord, or those acting under his authority, which deprives the tenant of the beneficial enjoyment of the demised premises is generally recognized by the authorities.
