Any wrongful act or any neglect or default on the part of the landlord whereby the premises are rendered unsafe, unfit or unsuitable for occupancy and a tenant is thereby deprived of the beneficial enjoyment of the premises, amounts to the constructive eviction if the tenant abandons the premises within a reasonable time.
