The circuit court found that deVille’s breach of the implied warranty of habitability and the Kolbs’ moving out and the resulting termination relieved them of liability for March’s rent. We agree with the circuit court that, because deVille failed to restore the premises to a habitable condition, the Kolbs’ notifying deVille of the conditions and their moving out of the apartment at the end of their lease term effectively terminated their obligations under the lease.
