We concur in the foregoing four-point analysis and accordingly adopt the above-enumerated standards as the factors to be considered in determining the retroactive effect of an overruling decision. Ap*792plying these criteria to the case at bar, we hold that the decision we announce today— abolishing the previously recognized right of landlords to use the self-help eviction remedy — will be given partial retroactive effect, i. e., will apply to the instant parties, as well as prospective application.
