We also conclude that the retaliatory eviction defense does not apply to this case because the assertion of contractual rights on which Pioneer based its retaliatory eviction defense was Pioneer’s participation in a federal action between Cloverdale and Pioneer that was unrelated to the landlord-tenant relationship between the two parties.
