The process of forcible entry and detainer allows a landlord to evict a tenant through the issuance of a writ of possession by the District Court. 14 M.R.S.A. §§ 6001(1), 6005 (Supp.1984). A presumption of retaliation by the landlord arises, however, if, within six months prior to the commencement of the action, the tenant has:
