Par. 603. - Smoke detectors maintenance; property owners, tenants.

(a)

All owners, and agents in charge, if any, of residential rental property shall be
responsible for the proper installation of smoke detectors.

(b)

Tenants of residential rental units shall periodically test the smoke detectors installed
therein, and replace spent, defective or missing batteries to ensure their continued
safety.

(c)

The owner will be liable to replace detectors that malfunction due to reasons other
than fault on the part of the tenant(s). Otherwise, the tenant will be charged with
replacement cost.

(d)

No person may remove or render a smoke detector inoperative except for its periodic
maintenance, or to conduct maintenance or repair to the dwelling or dwelling unit.
