the landlord to do anything more than deliver the specified written notice. The statutory language places an obligation on the landlord to deliver the pretermination notice. In this case, the landlord has alleged that it did deliver the requisite pretermination notice. The notice claims that the tenant’s breach is not remediable. We conclude therefore that there was no need to allege that there was a continuing violation. If a violation is not remediable, it is irrelevant if it continues.
